Unitec Block 108

Unitec was able to maintain a tight tertiary schedule during an extensive remediation project by leveraging the multiple value engineering and innovation opportunities provided by Brosnan via a collaborative early contractor involvement (ECI) process. 

Unitec is a large tertiary education institution with 12,000 students spread across two campuses. Its Mount Albert campus includes Building 108, a 4,500m2 double-storey building that houses many trade faculties. Built in the 1970s, Building 108 had a leaky roof structure clad with corrugated asbestos roofing sheets and a myriad of internal gutters.

Brosnan entered into an ECI contract with Unitec before being awarded the remediation works. During the ECI stage, our team identified innovative solutions for the new roof design.  

These cost-efficient solutions minimised disruption and provided delivery confidence to the client by expediting the programme methodology and buildability. As a result, the ECI period covered just six months from signing the contract to possession of the site.  

The size, complexity and critical requirement to immediately reoccupy the building as areas are completed means the project is divided into multiple stages. The original contract included the roof replacement, complete internal demolition and fit-out of two areas, totalling 3,000m2. The fit-out scope increased to include the remaining 6,000 m2 floor area and three additional external lobby areas. 

Comprehensive stakeholder communications, especially around early notice of internal road and car park closures, ensured staff and students could plan changes to their travel well in advance. The multiple project challenges, including significant asbestos contamination and fast-moving, ever-changing design and programme requirements delivered in a live operating environment, were all successfully managed by Brosnan.
